Move Right: The Must-Read for Anyone Purchasing their Own Home

    I am incredibly excited to announce the release of my fourth book, Move Right, on 1st September this year! It will be available for you to purchase directly from my website or on Amazon.

    Previously, my other three books have focused on varying topics in the property industry. The first – John Howard’s Inside Guide to Property Development and Investment for Newcomers – does exactly what it says on the tin. Newcomers to the property industry need to absorb as much information as possible to get started on the right foot. And, learning from other experienced professionals is a great way to learn, something which I have previously done myself and highly recommend for others to progress!

    The second – John Howard’s Inside Guide to Advanced Property Developing & Investing – is aimed at property developers who need those extra little inside tips and practical advice to up their game. It covers a vast area of property, including new build developments, listed buildings, trading property and a whole lot more! Once again, it builds upon my own experience in the industry.

    The third – John Howard’s Inside Guide to Buying and Selling Property at Auction – is specifically aimed at those who need more advice and knowledge about the auction process. In it, I use my own know-how as a Director and Shareholder of Auction House UK to inform others who wish to learn more about buying and selling property at auction.

    And that leads me to book number four – Move Right – which is targeted at anyone who is looking to buy or sell a property. Whether it’s your first or seventh move, Move Right is full of helpful tips and tricks on purchasing a domestic property in the UK. Everyone can do with help throughout this process. It can be the difference between failure and success, and my goal with this book is to guide you from start to finish.

    The Current Housing Market.

    Covid-19 has impacted the UK housing market this past year or so, with the pandemic having “stimulated” the housing market by around 13.4% – the fastest pace at which it has ever risen. Despite many expected the opposite, a decrease of sorts, it seems lockdown and remote working allowed people to reassess what they want from their home. For example, space and location have been key contributors that have been at play here. In instances where people have been cooped up during lockdown or live in an area lacking much-needed services, then a lifestyle change has been desired to fulfil those wants and needs.

    Also adding to this boom is the temporary suspension of stamp duty. Since last July, the UK government temporarily cut stamp duty which led to savings of up to £15,000 for buyers. Those savings ended on 30th June 2021, with people in England and Scotland now being able to save up to £2,500 between 1st July and 30th September this year. This leads us to believe that sales will start to slow, and the market will revert back to pre-pandemic levels as time goes by.

    These are the sorts of things buyers will have to look out for and keep updated on if they are to get the most for their money. That is why I wrote Move Right in the first place.

    New Challenges for all Buyers.

    The average time it takes to sell a property now is 41 days. Competition is tough, meaning those searching around will have to properly plan out and seriously consider which property they will buy. Again, the stamp duty holiday will have had an influence here, but the average will decrease over time.

    Due to lack of supply, prices will remain high for at least the rest of the year until more properties come onto the market. Perhaps those who wait will be able to cash in when demand for homes drops off. Of course, this is speculative but is savvy if done correctly and at the right time.

    Mortgage deals have fallen dramatically as well since the pandemic began. Average rates have been on the rise recently but are still lower than pre-pandemic levels. Waiting may be the smart choice for many here, especially those with lower deposits, as they can be hit the hardest from deals being withdrawn. New schemes are opening up, however, benefitting first-time buyers.
